A Granny Flat, otherwise known as a secondary dwelling is simply a small second house. It is located on a property which a house (primary dwelling) already exists.

It cannot be larger than 60m2 (including external walls), and can have 1, 2 or 3 bedrooms.

A porch and/or alfresco can be added for external living enjoyment.

A garage can also be included if access for a car is available making the home complete.

Our granny flat designs are created to fit different types of blocks and to meet State Government compliance requirements.

A granny flat cannot exceed 60m2. This is includes the external walls. It's amazing what can be created in this space.

You can utilise the external area by adding a porch, alfresco, garage or carport.

Your granny flat design is going to be largely dependent on your block shape, the area available and compliance requirements.

The Bowral design is perfect for a property with a diagonal rear fence. The design is balanced with minimal hall ways, comprising of 2 bedrooms, one bathroom, separate laundry, linen closet and full kitchen.


The Hickory is an L-Shape granny flat designed to work around an obstacle like a tree, sloping fence, or structure. This granny flat features 2 bedrooms, full bathroom, separate laundry, full kitchen and living with an optional front porch.


Another 2 bedroom, full bathroom, separate laundry rectangular style granny flat with an open plan living area. This works well on the typical rectangular block.

Setbacks from ‘protected’ trees must be at least 3m. If tree removal is required, a separate tree removal permit may be required. Please check with your local council.

Private Open Space

24m2 of private open space must be provided. It must be at least 4m wide and directly accessible from and adjacent to a habitable room other than a bedroom.

Size & Height

  • A granny flat may not be larger than 60m2 measured from external walls
  • It can be 1, 2 or 3 bedroom
  • The maximum height is 8.5m, however all setback distances may be further with increased granny flat height. A formula is used when the height exceeds 3.8m at setback points.

Complying Development - This is a fast track approval process for straightforward residential, commercial and industrial development. If the application meets specific criteria, it can be determined by council or an accredited certifier.

The Fast Track approval process requires that your property and proposed development meets the set criteria (determined by the State Environmental Planning Policy for Affordable Rental Housing 2009)


Council Development Application (D.A)

If your project does not meet the requirements of the AHSEPP 2009, hten a D.A. must be submitted to your local council.

Granny Flat vary between councils. We will be able to advise you further if a Development Application is required for your project.

  1. Call us to chat. We’d like to find out about your requirements and your property.
  2. Send over any documentation, e.g. 10.7 Certificate (Formerly 149 certificate), Title Search, Sewer Diagram (or your purchase contract which contains all documents required for assessment). We will perform a desktop assessment and give you some feedback.
  3. A site inspection will be arranged to visit the property to see the physical characteristics.
  4. A preliminary tender will be provided and adjusted to accommodate for further upgrades and/or variations
  5. Select your design (or we can custom design for you). Adjustments to existing designs can be made.
  6. Building contract prepared and signed
  7. Plans and other documentation prepared and approved
  8. Construction commences
